Project Scope

The Façade Restoration and Infrastructure Improvement Program will consist of a strategy to visually restore and improve the physical image of the entire Marlboro Pike Commercial Corridor within the corporate limits of the City of District Heights. The restoration process will be completed in three (3) phases (pending on the project budget).  The three phases are as follows:

Phase Two (II) - 6000 - 6200 Block

The program scope will encompass taking a comprehensive analysis of each facade storefront to establish a design treatment and color scheme, which is architecturally compatible and has continuity with the overall design vision of the commercial district. 
 

The city was awarded additional funds from Prince George's County's, Community Development Block Grant Program for Fiscal Year 2009-2010 to continue facade and infrastructure improvements in the commercial district. A street plan is currently underway, and will seek to transform the visual appeal of the commercial district. Some grants and technical design assistance will be available to property and business owners to make exterior improvements to their property. Marketing and planning for Phase II will begin Spring 2010.  Plans for phase II are on display at the E. Micheal Roll Municipal Center. The city's commercial revitalization efforts represent the start of building strong relationships with our business community and will create a visually-appealing, pedestrian-friendly, and economically-viable downtown for our businesses, residents, and neighbors to live, work, and play.

Proposed Project Planning and Construction Schedule
The proposed schedule for completion of the entire facade restoration and infrastructure improvement program is estimated between 18 to 20 months. This would include planning, pre-restoration and restoration phases. The facade project will be broken up into three (3) phases. Including within each phase are three (3) stages of planning and restoration. A breakdown of the scheduled process is as follows:


Phase I. Facade Restoration and Infrastructure Improvement of the 6300 Block

Stage I.   Planning (1 month)  
Stage II.  Pre-Restoration (4 months)
Stage III. Restoration: (7 months) 
          
1. Facade improvement
          2. Parking and lighting improvement

Phase II.  Facade Restoration  and Infrastructure Improvements of 6000, 6100 and 6200 Block  

1. Facade Restoration

Focus will be placed on target properties in the commercial area, in providing matching grant assistance for Facade improvements

2.  Infrastructure Improvements

  • The addition of Street banners and street furniture
  • Sidewalk improvement and addition
  • Transportation (marked crosswalks & handicap ramps)
  • Landscaping (shrubs, trees, flowers, grass)
  • Gateway signage
  • Pedestrian amenities (trash receptacles, bus stops improvement,  bike racks etc...)

The continuation of Phase II in providing assistance for facade improvements.

More details will be available once Phase II is completed and planning for Phase III begins.
